1. Introduction

Welcome to FM Guest Lodge. These Terms and Conditions govern your use of our website (fmlodges.com) and your stay at our establishment located at 49 Randpark Drive, Randpark Ridge, Johannesburg, South Africa. By making a booking or using our website, you agree to these terms.

2. Reservations & Bookings

• All bookings are subject to availability and confirmation.
• A valid credit card or deposit may be required to secure your booking.
• Rates are quoted in South African Rand (ZAR) and are subject to change without notice.
• Special requests (e.g., room preferences, early check-in) are subject to availability and cannot be guaranteed.
• Group bookings (5+ rooms) may be subject to different terms and require direct contact with our reservations team.

3. Check-In & Check-Out

• Check-in time: From 14:00 (2:00 PM)
• Check-out time: By 10:00 (10:00 AM)
• Early check-in or late check-out may be arranged subject to availability and may incur additional charges.
• Valid identification (passport or South African ID) is required at check-in for all guests.

4. Cancellation Policy

• Cancellations made 48 hours or more before check-in: Full refund
• Cancellations made within 48 hours of check-in: First night charged
• No-shows: Full booking amount charged
• Refunds will be processed within 7-10 business days to the original payment method.
• Peak season and special events may have stricter cancellation policies.

5. Payment

• We accept cash, EFT, and major credit cards (Visa, Mastercard).
• Payment is due at check-out unless otherwise arranged.
• A deposit may be required for extended stays or group bookings.
• All rates include VAT where applicable.

6. Guest Conduct

Guests are expected to:

• Respect other guests and staff at all times
• Maintain reasonable noise levels, especially between 22:00 and 07:00
• Not engage in any illegal activities on the premises
• Not smoke inside rooms or public areas (designated smoking areas available)
• Report any damage or issues to reception immediately

FM Guest Lodge reserves the right to refuse service or remove any guest who violates these conditions without refund.

7. Liability

• Guests are responsible for any damage caused to lodge property during their stay.
• FM Guest Lodge is not liable for loss, theft, or damage to guest belongings.
• Valuable items should be stored in room safes where provided.
• Parking is at the guest's own risk. We are not responsible for vehicle damage or theft.

8. Swimming Pool & Facilities

• Pool usage is at guests' own risk. No lifeguard on duty.
• Children must be supervised by an adult at all times.
• Glassware is not permitted in the pool area.
• Pool hours: 07:00 to 20:00

9. Website Use

• All content on this website is the property of FM Guest Lodge.
• You may not reproduce, distribute, or use our content without permission.
• We strive to keep information accurate but cannot guarantee all details are current.
• Prices and availability shown online are indicative and subject to confirmation.

10. Force Majeure

FM Guest Lodge shall not be liable for any failure to perform due to circumstances beyond our control, including but not limited to natural disasters, power outages, strikes, or government actions.

These Terms and Conditions are governed by the laws of the Republic of South Africa. Any disputes shall be subject to the exclusive jurisdiction of the South African courts.
